Network Equity Partners, LLC is a vertically integrated real estate investment fund established to bring in busy professionals who want to participate in the high growth real development markets in locations still expecting double digit growth without the hassle and headache of lenders, GCs and developers.

This fund inserts equity into already identified projects that demonstrate strong returns and have a pro forma which can support an annual return of at least 15%. NEP, LLC will also pay the return to the investors on a quarterly basis.

The equity in the fund is used to be managed risk and late stage equity  used specifically for land acquisition, entitlement and permitting and construction of residential and commercial development. ​

The principles of Network Equity Partners, LLC along with its captive Developers and  General Contractors have demonstrated a successful track record of residential and commercial development projects. The team has been involved in over $200 million worth of successful construction and land projects. We want to provide the opportunity for qualified investors to participate in the real estate market, otherwise unavailable to them.

Advantages of investing in NEP, LLC are the considerable 15% annual return on investment, low risk based on fund being geographically diversified in Bentonville AR, Phoenix AZ and Denver CO. In addition, NEP, LLC invests in a variety of real estate projects, i.e. multifamily rental, commercial flex and for sale projects. NEP, LLC pays its investor’s returns on a quarterly basis based on the time of investment. This is also a non-recourse investment. We bring in each investor in as a promissory note secured by the portfolio of projects. This allows the investor to participate in multiple projects reducing risk, but optimizing profit. Each investment is required for a minimum of 2 years.

Land acquisition

Purchase available strategic infill residential land located near walkable communities, public transportation, in up-and-coming neighborhoods where in migration is occurring.


We instruct the team to design and permit for the highest and best use taking this through city and county entitlement and zoning improvement.


Typically takes 10 to 14 months to acquire, design and permit and another 12- 16 months to build and sell or stabilize exits for the investors occur at a couple of key points within the timeline.



Develop Multi-family Rental and for sell real estate

10 to 200 unit projects with the focus on minimal amenities and maximum design and enjoyment of location and individual function. 


Attached housing, town-homes, and for rent multi-family and condos in low risk markets.

Scott Kilkenny

Partner

Scott started Live4ward Ventures and have now developed over 100 new homes in Colorado and Arizona. They are completing their most recent project - an infill for sale condo project in downtown Phoenix. This project was in an historic neighborhood, urban environment utilizing many of Scott’s skills of permitting, regulatory negotiations and community interface - pushing the market and identifying a unique product which was quickly absorbed by new buyers.


Currently Scott is involved in several new build for sale construction projects through his development company Live4ward Ventures and various partnership and joint ventures. Scott’s passion lies in creating efficient, timeless, durable communities within existing infill spaces. He enjoys creating new living opportunities and products where people want to live and how they want to live. He is currently in the acquisition and permitting phases for several larger projects in Arizona, Arkansas, and Colorado

Tim Ray

Partner

Tim has previously worked with Open Scan Technologies as COO, that was purchased by Billtrust for a combined 9 years.  Then joined Kyriba as V.P. of Sales in the treasury space and most recently held the positions of CRO at Rimilia and VP of sales at HighRadius.   

 

Tim has an extensive understanding of the financial technology buying process and a passion for finding breakthrough technologies. As FinTech and Artificial Intelligence rapidly evolve, Tim is committed to staying ahead of the curve, providing solutions that improve how businesses manage their working capital and cash flow.  

 

Previously, Tim was a partner in AmeriSource Homes which built 24 townhomes in Aurora, CO and 44 Condos in Lakewood, CO.  He was also the founder of AmeriSource Commercial Lending, an SBA 504 owner occupied commercial lending company.   

 

Tim is located in Denver, CO with his Wife Dina, Daughter Alexis (19) and son Zachary (18).  When he's not working, he enjoys spending time with Family and Friends, playing golf, skiing and fly fishing.
